Mechanicville Housing for the Elderly (known as the Mechanicville Mid-Rise) is a six-story, 101-unit apartment property that was built in 1981. The property is located on North Main Street, with frontage on the Hudson River, and is managed by United Realty Management Corp. at an on-site management office. The Mid-Rise is several blocks north of the central downtown business district. Just to the north are a Price Chopper grocery store, light industrial properties and undeveloped rural land. The Mechanicville Senior Center and Mechanicville Public Library are adjacent to the property. Major shopping centers are located in nearby Clifton Park, approximately six miles southwest of Mechanicville.

All units are flats and contain one full bath; some contain dens and some are designed to be handicap-accessible. The building is L-shaped, with the eastern wing running along the Hudson River. The building's fašade is brick. The building contains two elevators. Tenancy is restricted to the elderly (defined as those 62 years old or older) and the non-elderly disabled. The common areas include a lobby, laundry facility, television room, community room with kitchen, sunroom, covered outdoor pavilion, community gardens, gazebo, bocce court and picnic areas. There are approximately 50 unassigned open-air parking spaces, which is adequate for all tenants with automobiles. The building entry is secure with an intercom entry system. The building contains a sprinkler system, and interior halls are carpeted and have handrails. Each floor has a small storage closed for tenant use, and there is a larger storage room in the basement.

Appliances in every unit include an electric range and a refrigerator. Flooring in kitchens and baths is linoleum, and living rooms and bedrooms are carpeted. Walls and ceilings are painted drywall. Closet space is ample, and each unit has wall sleeves for tenant-provided air conditioners. There are emergency pull-cords in the bedroom and bathroom of each unit, which are monitored by the management during the day, and by resident security personnel at night and on weekends. Most units have grab-bars are the bathtub and commode, and grab-bars are available upon request if the unit does not currently contain them.

Tenants pay for electricity, which includes heat, hot water, cooking, lights and outlets, in addition to monthly rent. Cold water, sewer services, trash removal and recycling are included in the monthly rent.

Tenants at the Mid-Rise receive support services as part of United Realty Management's Senior Umbrella Network (SUN). The SUN program has been designed to allow residents to "age in place," by recognizing and meeting residents' increased service needs as they age.

The support services provided under the SUN program include:

  • Transportation coordination
  • Meal and grocery delivery
  • Social and recreational activities
  • Pharmacy delivery
  • Dry cleaning pick-up and delivery
  • Referrals to community outreach and support groups
  • Patronage of local business (discounts, donations, sponsored events, etc.)
  • On-site preventative health programs (blood pressure and glaucoma screenings, etc.)
  • Volunteer opportunities
  • Staff training regarding basic aging issues (normal processes, memory loss, depression, grief, safety, etc.)
  • Access to an on-site Resident Service Coordinator (RSC) employed by Eddy Home Care, Inc.

The RSC's responsibilities include:

  • Assessing resident needs
  • Linking the resident with the appropriate services
  • Creating alternate solutions to address service needs if services are not available within the existing referral network\
  • Acting as liaison with community services programs and organizations
  • Providing informal counseling
  • Assisting with benefit programs such as Medicare, Social Security, etc.
  • Acting as liaison with family members and/or caregivers
  • Monitoring service provision
